Legionella Risk Assessments - Legislative Obligations

As a landlord or letting agent, you have a number of duties and responsibilities that you need to fulfil. One of them is to protect your tenants against the risk of contracting Legionnaire's Disease – a potentially fatal form of pneumonia. You must do this by carrying out risk assessments to check for the presence of legionella bacteria in your properties' hot and cold water systems. Many landlords and letting agents are confused about how to go about testing for legionella in the properties that they control. Fortunately, there's help at hand in the form of AquaB – a specialist organisation offering national legionella testing services in the UK.

Compliant with HSE and HSC Guidelines

The full extent of legislative requirements and guidance in relation to all legionella control is set out in the following documents:

·       The Health and Safety at Work Act 1974

·       The Management of Health and Safety at Work Regulations

·       The Control of Substances Hazardous to Health Regulations and amendments

·       HSE ACoP L8 Legionnaires’ disease - The Control of Legionella Bacteria in Water Systems

·       HSE HSG 274 Parts 1 to 3 inclusive – The Control of Legionella Bacteria in Hot and Cold Water systems

AquaB's legionella  assessment service is compliant with all HSE and HSC guidelines. This ensures that by contracting the team to carry out risk assessments and water analysis when required at your property, you are complying with your legal obligations. Failure to comply could result in criminal prosecution and may include fines of up to £20,000 per breach or even up to two years imprisonment.
